Management

  • Assigned Licensed Community Association Manager: Dedicated manager and point of contact for Board members and tenants.

  • Administrative Support: Keep all financial and management records, receive and process association correspondence.

  • Emergency Management: Create Association Emergency Plan, respond to and take action on association emergencies. Hurricane preparedness and action plans.

  • Maintenance and Operation of common areas: Manage the maintenance, repair and replacement of the common area improvements.

  • Management of Contracted Vendors and review of services: Supervise contracted vendors that provide services to association.

  • Bid solicitations for contracts, projects and repairs: We partner with you to aggressively negotiate bids, renegotiate contracts, and eliminate frivolous spending in order to minimize your expenses and maximize your profits.

  • Conduct Monthly Violations Inspections: Conduct monthly violation inspections and issue violation notices via mail and email. Violation will be monitored until resolved or referred to attorney.

  • Conduct bi-weekly site inspections: Property manager will conduct inspections to confirm contracted services are being performed and to identify deficiencies and provide recommendations.

  • Board meeting preparation, posting and recording of minutes: Community Association Manager prepares notices, post and record minutes of the meetings.

  • Monthly Property Management Reports: Administrative and Maintenance Management Report informs the board of any repairs performed during that month, updates the board on pending items and makes recommendations to improve community. It can also include violations report, work order requests and lease applications made during the month.

  • Notices: Mail notices within appropriate timeframes for budget and annual meetings.
